Important: An occupied residence MUST be on the SAME LOT as the proposed 800 square-foot (or less) accessory structure to be eligible for an exemption from building permit requirements. If there is not a residence on the same lot, a utility structure up to 200 SF may be constructed without building permits. Please note, this exemption applies to building permits only and DOES NOT apply to other development permits that may be applicable (for example, Road Access Permits, Floodplain Development Permits, Mechanical or Plumbing Permits, Critical Area regulations, Grade & Fill Permitting, etc.)  All projects should begin the permitting process with STEP 1: Site Plan Review to obtain all development regulations and permitting requirementsPlease contact a Permit Coordinator with questions.

  • Defined: An exempt accessory structure is defined as a detached, single-story building, no greater than 800 square feet in area, with or without limited attic storage space, used for garages and carports, tool and storage sheds, playhouses and similar uses.  This structure must be compliant with current code and regulations as adopted by Grays Harbor County.
  • Occupancy: The structure(s) may not be habitable. The accessory structure must be accessory to a dwelling unit and may not be occupied.
  • Setbacks: Building shall maintain the minimum front, side and rear yard zoning setbacks (GHCC Title 17), and be located no closer than 10 feet from any other structures on the property (with a minimum of 6 feet of “clear sky” between eves/overhangs). 
  • Critical Areas: All structures shall meet requirements of the Grays Harbor County Critical Areas Protection Ordinance (GHCC Title 18.06).
  • Plumbing: The installation of any plumbing (including propane/natural gas) or mechanical systems (including electric heat) are not exempt and require separate permitting.
